In its simplist explanation, a 1031 Exchange allows a property owner to sell one property and replace it with another similar property without having to pay capital gains taxes. Give an example. Let's pretend that Owner Oscar has a 3 bedroom condo in Chula Vista and a 2/3 bedroom duplex in National City. Let's further pretend that Owner Oscar sees a commercial office building he wants to buy in Otay Mesa.
